More than desk booking
Search for workspace software and most of what comes back is desk booking: a floor plan, a calendar, and employees of one company reserving a seat for Tuesday. That is a genuine product for a genuine problem, and it is not your problem.
You are not helping one organisation seat its own staff. You are running a building as a business — several tenant companies, mixed inventory, contracts with end dates, contractors on site, cleaning to evidence, certificates that expire and invoices to raise. A desk booking tool solves perhaps a tenth of that and leaves the rest in spreadsheets.

Mixed inventory in one model
A flexible operator's inventory is rarely uniform. WorkHub organises everything by a central list of building floors that you set once and drag into the order the building actually stacks. Offices, bookable rooms, tickets, housekeeping rounds and maintenance all group by that order.
It sounds like a small thing. It is the difference between a location field that reads "Kitchen" in a building with four of them, and one that reads the floor and the room, so a contractor knows where to go before they arrive.
Private suites, coworking desks and meeting rooms sit on those floors as different kinds of space, priced differently, with different booking rules — but reported on together.
Rates that reflect how you actually sell
Each bookable space carries a tenant rate and an external rate, hourly or as a half or full day. A rate is public — bookable by tenants and through the widget on your website — or internal, bookable only by your team on someone's behalf.
That covers the awkward cases: a room open to the public in the daytime and held for tenants in the evening, or a space you never want appearing on the public widget at all.
Contracts, because flexible does not mean informal
Flexible terms create more paperwork, not less. Short licences roll, renew and lapse faster than conventional leases, and the admin scales with the number of agreements rather than the square footage.
WorkHub builds contracts from your own templates with the tenant, company number, office, floor, rent and dates merged in, takes them through signing in a browser, and stores the executed pack against the tenancy. Where your templates need it, the signing flow includes a witness step that works for someone signing remotely rather than assuming they are stood at your reception.
Renewals are filtered by how far out they are — ending within three, six or twelve months — and reminders fire before the notice deadline, which is usually the date that actually matters.
Operations you can prove happened
Housekeeping rounds are scheduled per floor and per shift — morning, afternoon, evening or night — and can require a completion photo before they are closed. When a tenant disputes whether a space was serviced, you have a timestamped record rather than an argument.
Recurring maintenance and compliance certificates work the same way, with an escalating reminder chain that keeps emailing the assignee and admins until the work is done rather than sending one notification into the void.
One fee, whatever the mix
Every tier includes all eight core modules. The tiers differ on scale and support, never on capability: Starter £249 for a single site up to 30 offices, Professional £449 for single or multi-site up to 80 offices with white-label branding, and Enterprise on enquiry beyond that.
No per-member charges. No commission on room-hire revenue.
